Do you really need a local Miami real estate agent to find a great property? Can’t you find the latest super deals in the newspaper? How to become a real estate agent in an unknown market?
I’ll be relocating to Florida once I get married though I live in Louisiana now. My fiance is currently in Tallahassee for law school but when he graduates & we marry in June of 2009, we will be in Miami.
Like I stated, I’m in La & am trying to figure out what market would be the best decision to start becoming a real estate agent in. If i stay in Louisana for the year, I know the market but would need to get a broker to sponsor me when i take the pre-liscence classes… & I plan to be moving anyway, so no good right? If I move to Florida I don’t think I need a broker to sponsor me. So if I go to Tallahassee, it will at least be Florida based and a smaller market to learn, though once we move to Miami, contacts, leads, etc will be lost. If I just go directly to Miami, it’s a huge learning curve to learn the market, but why not start estabilishing myself there now? I’m nervous b/c even if I do take the classes in Miami, I would think most real estate agencies want "locals" to hire.

You are in La. now. Do it. Get your license. Pick a broker that has tons of training. Training is the key. Get your feet on the ground. I have news for you. You have to have a broker in every state. Unless you are the broker. You have a whole year to learn. It takes at least two years to actively learn the business, and that is if you take classes all the time. Still, you can sell all the while. A great broker with training and mentorship is necessary. Check Exit Realty offices. They have great training.
In real estate, you do not get hired. You interview brokers, they interview you. Most brokers will hire any warm body that has a breath! You, on the other hand, hold the power. It is your choice ultimately, who you work with.
While you are working in La., go online to the state of Florida Real Estate Commission. What do they require for a license? Can you take the classes online? Will your license in La. be ‘reciprical’? If so, cool! Or not, then what classes do they want? Can you take them online? Make sure the school or service providing the online classes is an ‘approved education provider’.
Now, there is absolutely no reason that you can’t be licensed in both states, and practice. You can call and interview brokers on the phone, set up your website, and do business.
Then, you will be all set up when you get to Miami.
I will tell you that this is the most fun, rewarding, frustrating business I have every been in. You will work hard for your money. It is not for the faint of heart. It is not a place for decision waffling.
Work with investors. You can take them with you when you go. Don’t work the retail market right now. Go with investments and foreclosures. That is where the buyers/money will be for the next 4-5 years. Florida is being hit very hard with foreclosures and mortgage fraud. I saw it for myself. I had a week long, in the field class in Largo in January. That’s right, I paid a guru 7 smackers to work with them in the field.
I am from Texas, licensed in Texas, moved to Arkansas, and getting my license here. I owned a real estate agency there, sold it, and now starting another business here, strictly for investments. I hold a GRI, ABR, CRS, e-PRO, and ASR certifications. I study this business all the time. I also served on the Grievance Committee and the Professional Standards and Education Committee. I also had advanced training at a business school for RE professionals for a year.
On second thought, you might want to concentrate on the luxury market, and take any of the luxury homes certifications. This will look great for you in Miami. Wow, what a fun city to move to and begin a career.
