If you want to get top dollar from the sale of your home, you are going to need to make sure that your home gets plenty of exposure. The more exposure your home gets, the more people will see it and be interested in viewing it. The more people that are interested in your home, the more offers you are likely to get on your home. You can use flyers, brochures, and even internet marketing to help get the word out about the sale of your home. Even if it does cost you a little money to get exposure, it will definitely help you get a better offer and final price on the sale of your home.

Choose a Fair Price

Yes, you want to get top dollar from the sale of your home, but you want to price it fairly, as well. If you ask a price that is too high, there is a chance that no one will be interested, and a price that is too low will not help you make the money you need to on your home. Asking a reasonable price can attract many buyers and help you get a great deal when you sell your home.

Hire a Great Agent

A great real estate agent is a must if you want to get top dollar from the sale of your home. Check into the agents reputation and make sure that they are truly licensed to sell real estate. Having a bad agent can not only decrease your chances of getting a good offer for your home, but it may actually decrease your chances of selling your home at all. Make sure that the Realtor has a great plan to sell your home and that they are personable and a good negotiator as well. You want to pick an agent that is going to work to get you the best price possible on the sale of your home.

    Obama Voter – under cap & trade if your home is not energy efficient you won't be able allowed to sell it?
    Part of Cap and Tax is a provision that mandates a National building standard which if your home is more then 10 years old you can count on not meeting. You will not be allowed to sell your home unless you do the improvements like new windows, insulation, and other costly upgrades. So now they add $3,000 to your electric bill, Natural gas, and gasoline bill. Can’t sell your home without a tens of thousands of dollars in upgrades, and for all this you get another body blow to our economy with homes unable to be sold thus limiting economic activity and new home building and has manufacturing jobs pack up and go to China and other nations smart enough not to cripple their economies for a myth with cap & tax. Obama this is what you voted for…..proud of your vote?
    Rich Tax Cheat?!?! Not even close. This got me so hot under the collar because of the fact that all I can afford is a used home and if I want to sell it and trade up some day I won’t be able to because of King Obama decree that we destroy our economy for a proven myth.

    When I remodeled my 30 year old home I had to put in LowE glass and insulated the whole house.

    Now here is the confusing part, the city made me remove the original 50 amp fuse box and replace it with a 200 amp fuse box. Sheesh!

    Wow I see that you have at least read part of the bill that congress voted for without reading. It does require that you meet the energy efficiency standards prior to sale. This will mean that if you own a older home then in most cases once the bill pass you will be upside down on your house. If I am not mistaken it was the fact that too many people were up side down on their house which caused much of the economical crisis we are in now. It appears that some people will never learn.

    Darn–didn’t know about this part. I love old homes, it’s all I’ve ever owned. More environmentally sound, in my opinion. Humans aren’t supposed to live in airless tombs that don’t breathe. Plus–most of the old homes had chlordane used on them which is illegal now. Termites could never get those places in 200 lifetimes. And the wood? A 2×4 was really 2 inches by 4 inches and straight.

    I’m not an Obama voter and I’m aware of the restrictions. My home is an Arts & Crafts bungalow that is over 90 years old. I guess we’ll just have to stay in it forever. Half of our windows are original to the house and have wavy glass. I wouldn’t replace them in a million years. We winterize but I’m sure that won’t be enough for the government.

    Our furnace is original to the house and was converted from coal to gas. It’s in excellent condition. It runs great and is extremely quiet. We wouldn’t save much money if we replaced it but I’m sure they’d make us. We’ll just keep living her I guess. Yeah. That’s the freedom that we love.
