I’ve just bought 4 new homes in France but I don’t know how to make the one I want my preferred base camp! The game uses my first house as the default base camp now, but it’s too inconvenient because it’s far from town.
You can’t choose until the next vacation. I know, it’s inconvenient.

My parent’s are remodeling the downstairs/basement of their house right . They already did the upper story. They not yet done. They are talking of selling the remodeled house next year. How often do people who remodel their homes end selling them afterwards when they go though all of that work remodeling their present home?
Does anyone know how often this happens and why do people do it for? Is it because they are tired of the newly remodeled house or something else all together?
~*~It is because after a remodel you have the best chance of getting the maximum amount of money for your house. A remodeled house is in the best shape and the most desirable to perspective buyers.

Has anyone purchased an ana maria/cape may II floor plan or any other Homes of Merit modular homes? Have you had any issues with the house. I need something dependable because I want to live in it for a long time. Any advice will help I don’t want to waste my money. Thank you
If there are problems with homes of merit homes please recommend the best modular home builder I live in northeast florida.
I have never purchased or been in a Homes of Merit modular home but I can give you a couple tips. First, homes of Merit is the manufacturer of the homes so even if they manufacture the perfect home in the factory, your overall satisfaction is still going to depend a lot on the builder that completes the job. So you want to do a little research on the builder as well as the manufacturer. Also, keep in mind that some of the choices you make may affect the durability and energy-efficiency of the home you buy. I checked out the Homes of Merit website and they do have some beautiful looking homes. I noticed when you look at the details they don’t really list all the specifications that the houses are built with. They just say "This home is built to a state building code". Even though they aren’t listed, I am sure that like any other modular home manufacturer they have a standard set of specifications and options to upgrade the specs if you want. This where you need to do a little research and decide which available upgrades, if any are important to you. For example, since it sounds like you will be living in the home for a long time one thing that you should look for when you see the standard specs are the width of the outside walls. For some companies 2×4 is standard and others 2×6 is standard. If you find that the standard for the home you are looking at is 2×4 you may want to upgrade to 2×6 because this allows for more insulation which will save you money on energy bills and make the house feel more solid in general by insulating you from outside noise. This is just one of thing to consider. Hopefully, you will find the right builder that can help you identify the things that are most important to you in a house. In addition it is really helpful to do some research on your own. I’m sorry I can’t recommend a builder in your area but I am always researching different builders and companies for a modular homes website I run so you may be able to get some ideas there on the "Florida" page. www.modularresource.com

Is there a free way to find listings of foreclosed homes?
Yes there is. First look at your local newspaper for the property that is going to be sold at the court house steps. Most of these are foreclosures, but this information is usually put out too late for you to inspect and research. Find the big law firms that are handling most of sales. Those firms usually have websites that contain their foreclosure listings. This will give you a big advantage over everyone else. MAKE SURE THAT BEFORE YOU BUY ANY PROPERTY, YOU GET A TITLE SEARCH!!!!

There are now homes that are energy efficient and i was wondering has any one heard about these homes besides me and if they know about trying to go about finding them.
You can start by looking into the Energy Star label. It isn’t just for the appliances, but can be used for the whole house. Your Realtor should know if it is.
http://www.energystar.gov
But there are other things that can make homes more energy efficient. For example solar orientation. Designed for their location. In order to be energy efficient, a home is Phoenix Arizona requires different design considerations than in Portland Maine. So the Energy Star program doesn’t answer all the questions in energy efficiency. A well designed "green" home may not meet all the requirements that EPA uses to classify a home as Energy Star, but could preform better.

I see these stupid people on tv buying and flipping homes who know absolutely nothing about home construction, but have money to buy and sell homes. Where are they getting the money to do so?
I’ve been building homes for 15 years and would love to be able to buy homes and rent them or fix them up and sell them.
I understand the market is headed south right now and probable will continue till late 2008 or 2009.
What i’m interested in is the financing. Is my only option to refinance my current home, or is there other ways of getting money besides stealing or begging?
The first step is to get your credit score to the best that it can possibly be. The flipping industry is all about leverage. Flippers take out a loan amount for the money that they will need to buy and renovate the home. Therefore when they turn around and sell the home they can pay back the loan amount and take the profit. This is why great credit is important because you will be looking to borrow all the money that you will need.
A word of caution: Flipping homes right now is not suggested for the beginner. Across the country home sales are at an all time low. If you can not afford to carry a home that is not selling for at least 1 year than you should hold off until the market turn around.

I’m a writer and I’d like to target funeral homes for my writing services, but I’m unclear as to their marketing efforts. I know that a funeral home is often associated with a particular cemetery, and receives referrals from people who’ve purchased plots in that cemetery. I also know that funeral homes do a great deal of Yellow Pages advertising, and likely have Web sites.
Are there any other types of marketing communications they do? Do they send out flyers or direct mail? Thanks very much.

I took in a stray cat who gave birth to 5 kittens a few weeks ago. I’ve been trying to find homes for them as I already have two cats and can’t keep them. So far, I haven’t had much luck. Does anyone have any ideas about how I can find a home for these cats? Thanks.
Probably to run an ad in the local paper, stating that these cats are indeed rescues and you need to charge a small, reasonable adoption fee to ensure these cats go to a good home and aren’t used for "the horrors of free pets" if you catch my drift. I highly recommend (if you can afford it) to spay and neuter all of the cats before going to homes by a low cost vet clinic, possibly a clinic that affiliates with an animal shelter – otherwise the mother and/or her kittens may end up in the same situation she was in prior to your rescuing. If you do spay/neuter, the adoption fee you charge will go back to you as what you paid for these cats to have them altered – merely a suggestion. There are several suggestions running in my head, but one may seem less attractive, which is a [no-kill] shelter surrender, being a last resort of course. If you sincerely care about where these cats end up at or you’re just wanting to get them off your hands (I think you care), then you should definitely see if any cat rescues can help you rehome them, by finding the right home and the right family – not the first person that calls.
Flyers in your town and local shelters, ads in the paper, post a free ad on Petfinder.com, contact all your cat-loving friends and family to see if they’re interested.
[Again, suggestions]
Sad, but true, the kittens are far more likely to be rehomed than the mother, much more quickly anyways. Kittens, as babies like puppies, attract more people for many reasons. Just don’t give up on finding them the perfect homes.
Overall, wonderful of you to take in the stray and her babies!

So we are in the market for a new home and need to be pointed in the right direction
What is the easiest way to find foreclosure homes around your area?
for those much wanted tax foreclosures(cheap)- you can try google searching tax auctions in (insert) your county and state. they are usually provided by the county financial department or sometimes a private auctioneer is listed.
For bank foreclosures- watch your local mls listings- almost all bank foreclosures are listed here including all HUD properties, maybe hook up with a real estate agent to keep a eye out for you. like the other person said HUD, VA and USDA properties are availble to- they have a website -go through and find your state.
http://www.resales.usda.gov/
http://www.hud.gov/homes/index.cfm
Although theres tons of places out there trying to charge you for their services of collecting those foreclosures- most are listed on the MLS- public information.
Theres also a few auction houses that do bank sales for the smaller banks – you can check out www.auctionzip.com and maybe find some of those.
Also try to find a agency in your area who specializes in REO properties, theres usually one in a large city nearby – try a google search.
